{"id":72,"date":"2019-06-24T15:19:00","date_gmt":"2019-06-24T15:19:00","guid":{"rendered":"http:\/\/mn.arenter.com\/coach2\/2019\/06\/24\/my-tenant-wont-leave-what-can-i-do\/"},"modified":"2022-04-26T21:44:36","modified_gmt":"2022-04-26T21:44:36","slug":"my-tenant-wont-leave-what-can-i-do","status":"publish","type":"post","link":"http:\/\/mn.arenter.com\/coach2\/2019\/06\/24\/my-tenant-wont-leave-what-can-i-do\/","title":{"rendered":"My Tenant Won&#8217;t Leave, What Can I Do?"},"content":{"rendered":"<p>There are a few things you can do to get your tenant out of your rental property.\u00a0 \u00a0Assuming you have followed the advice of my <a href=\"http:\/\/www.marchoffmann.com\/2019\/05\/my-renter-has-stopped-paying-in-mora-mn.html\" target=\"_blank\" rel=\"noopener\">previous blog<\/a>, and filed the eviction now what?<\/p>\n<p>Recently I had a tenant who threatened me (verbally) with gun violence.\u00a0 \u00a0Michael was his name, and he said something like &#8220;just try to come back to your house, we&#8217;ll be waiting for you and we may have guns.&#8221;.<\/p>\n<p>:-O<\/p>\n<p>Dang.\u00a0 What now?\u00a0 \u00a0 I thought about going in there anyway &#8211; but really my life is worth more than whatever that house is worth.\u00a0 I thought about buying a bulletproof vest, but what in the world?\u00a0 I&#8217;m not law enforcement.\u00a0 \u00a0 I thought about boarding up the house and securing the property, but that wouldn&#8217;t solve my problem and ultimately I wanted to get the thing re-rented or sold.\u00a0 \u00a0 I knew if I just changed the locks, they would damage the property getting inside.\u00a0 \u00a0That wouldn&#8217;t solve my problem either.<\/p>\n<p>Thankfully I was able to find out what he needed.\u00a0 I spoke to him like a human being and determined what his needs were.\u00a0 \u00a0They just needed time to move out some of their things.\u00a0 Unfortunately, as is usually the case, they left a whole bunch of personal property including a piano.\u00a0 So I get to move the things they don&#8217;t want.\u00a0 Great.\u00a0 \u00a0That&#8217;s just part of the business.<\/p>\n<p>My advice is talk to them.\u00a0 Find out what they need.\u00a0 It was obvious they had moved out, but had some of their items there still with which they wanted to retrieve.\u00a0 \u00a0Just think, he was going to shoot me over some stuff, worth less than $1000.\u00a0 \u00a0 What would you do?<\/p>\n<p>Thank you, next.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>There are a few things you can do to get your tenant out of your rental property.\u00a0 \u00a0Assuming you have followed the advice of my previous blog, and filed the eviction now what?
